How to buy property in Bulgaria remotely, without personal presence

Let's explain in detail and step by step what it looks like in reality?

1.     You send a request to our Company. Provide primary information about what you are interested in. We will contact you at a convenient time for you and discuss your request. For your convenience and at your request, we organize a video conference.

2.     Having clarified all your wishes and details, we select for you exactly those offers that most closely match the specified parameters.

3.     If you are interested in a certain object from the proposed options, and you want to receive additional information, then we will send it to you without delay. Further, our managers can go to the place especially for you and take additional photos and videos about the property. We also organize an online viewing so that you can see an apartment or a house in all its details!

4.     So, you have chosen a property and then a new stage follows - this is a reservation. Our legal service is preparing a draft Real Estate Reservation Agreement. This agreement specifies all the data of the property for which a deposit is made. In addition to the data of the object, the Agreement will contain the data of the lawyer and his bank account, as well as your data. To prepare the contract, you will need only the data of your passport or other document confirming your identity. The reservation agreement is signed by the parties and electronic copies are exchanged.

5.     The fifth stage, following the signing of the Agreement, is the payment of the deposit. Based on the signed Reservation Agreement, you, as a buyer, officially transfer a deposit to the lawyer's bank account. The standard amount of the deposit is usually 2,000 euros. After you send us a copy of the payment document on making a deposit, the property is removed from sale and assigned to you.

6.     After receiving the deposit, the lawyer service starts preparing a package of documents for the future notary re-registration of real estate (tax assessment, scheme from the Cadastral Service, etc.). If you decide not to personally participate in the transaction, the lawyer, on the basis of the Agreement, prepares for you draft documents for remote re-registration. A package of documents, consisting of a draft power of attorney and declarations, is sent to you electronically for notarization at your place of residence. Having certified the documents, you send them by courier service to Bulgaria. The lawyer, having received your documents, sends them for translation and, if necessary, legalizes.

7.     Our lawyer service prepares a draft Notarial deed and sends all documentation to the Notary's office for preliminary verification. Then the lawyer comes to the notary on the appointed day and, on the basis of a power of attorney, signs the Notarial deed and other documentation. Calculations are carried out at the same moment.

8.     Next comes the stage of post-sale registrations. This means that after you become the owner of a property in Bulgaria, our lawyer service continues to work in your interests. It declares you in all state instances as the new owner of the property. Registration is also carried out in public utilities.

Title documents can be sent to you both electronically and by courier service. If you wish, we can store them in the office and then hand them over personally when you arrive in Bulgaria.
